Having pre-inspections completed and included in your disclosure packet before accepting any offers can lead to more offers and a faster path to successful negotiation and closing.


Pre-Inspections are when a seller proactively orders and has completed relevant inspections prior to listing their property. For most properties this includes a Home Inspection and a Pest Inspection. For a country property, it may also include a septic inspection, well inspection, pool/hot tub inspection, and a well water quality test depending on the age of the systems and when the last inspections were completed.


I recommend to all my sellers that they get some pre-inspections prior to going on the market. This proactive approach can significantly enhance the selling process and lead to a smoother transaction overall.


By obtaining a pre-inspection, sellers can identify any potential issues with the property that may need to be addressed before listing it. This not only allows sellers to make necessary repairs or improvements, but it also provides them with a clearer understanding of the property's condition, which can be a powerful negotiating tool. Additionally, having a pre-inspection report readily available for prospective buyers can instill confidence and transparency in the transaction.


Buyers are often apprehensive about hidden problems that could arise after they purchase a home, and presenting a pre-inspection report can alleviate some of those concerns. It demonstrates that the seller is serious about the sale and is willing to be upfront about the property's condition.


A pre-inspection can help in setting a realistic asking price. By understanding the strengths and weaknesses of the property, sellers can price their home more competitively, which can attract more buyers and potentially lead to multiple offers.


Without understanding the condition of the property, the seller may have an overly optimistic perspective about the property's value and lead to problems even after getting into contract with a buyer.


Once a buyer has submitted an offer and the seller has accepted it, the buyer will most likely include a contingency period where the buyer can further investigate the property's condition. If the seller has no pre-inspections completed, the buyer's understanding of the property is incomplete and may lead to a higher initial offer than the buyer would be willing to make if they had a more complete understanding of the property's condition.


When a buyer discovers unknown issues with a property after getting into contract, this can lead to a number of significant negative outcomes, including: buyer cancellation of contract, or the buyer requesting a significant credit / significant reduction in sales price. Part of the job of a real estate professional is to help their seller understand the strength of an offer and the likelihood of a successful closing.


In a market where buyers have many options, having a pre-inspection can distinguish a seller's property from others that may not have undergone such scrutiny. Some buyers may not even want to consider making an offer on a property that hasn't had at least some form of pre-inspection.


Days on market is a significant indicator to the market about how others consider the attractiveness of the property. Failure to have pre-inspections completed will often lead to longer days on market. This is due to the fact that some buyers shy away from writing an offer or because a buyer got into contract without fully understanding the property's condition and cancelled the contract. All of this adds to days on market.


In conclusion, I strongly advocate for all my sellers to consider the benefits of a pre-inspection prior to listing their home. It can not only streamline the selling process but also enhance the overall marketability of the property, ultimately leading to a more favorable outcome for the seller.
